Castellum and Siemens – Working together to build the working environment of the future

Siemens has been a customer of Castellum in the Derby Business Park in Espoo for more than ten years, right from the completion of the office building. The cooperation has been close and successful for a long time, and the customer relationship has been carefully nurtured by the Castellum team.

During 2024, Siemens’ future space needs were under review. The same space solution had been in place from the very beginning and no longer served the current needs and requirements of hybrid work. Siemens was also looking for a completely new location, but an excellent long-term partnership with Castellum and its flexibility in developing solutions led them to also give Castellum the opportunity to offer a new type of space solution in the familiar Derby Business Park.

An exceptional solution proposition

For Siemens, it was particularly important that the new space solution was multifunctional, supported future work environment needs and promoted collaboration across team boundaries. The location and the development plans for property were also important. Castellum set out to explore how to bring teams on six different floors physically closer together and what kind of better services could be provided in general. After in-depth studies, an exceptional solution was proposed to extend the floor areas between two different buildings to meet Siemens’ future needs.

”We put a lot of effort into ensuring that the customer has a space that meets their future aspirations, is attractive and supports the building of a cohesive corporate culture and team spirit. We have offered our expertise and advice on the technical aspects of the plan. This has required an overall development of the property to ensure that our customer gets the solution they need,” comments Dinah Sjöholm, Account and Leasing Manager at Castellum.  ‘We also invested heavily in the development of the property’s range of services, including the property’s restaurant services, maintenance and shared meeting rooms,” adds Sjöholm.

Working café bringing teams together

Simply finding a correct space will not improve cooperation – it needs everyone’s input. Siemens worked diligently to improve this and held several workshops with their personnel to improve the working environment and to involve and engage them in the new approach. A key element of the space solution was to move from a decentralised structure of six floors to three, resulting in a significantly more efficient use of space. As a new element, a ‘working café’ was implemented to serve as the heart of the office and as a meeting point between the different departments. Siemens wanted to increase the sense of community and interaction between business units and teams, and the new space supports this objective.

Office that supports collaboration, efficient hybrid work and sustainability goals

The renovation of the premises will be carried out in phases to allow Siemens to continue its operations in Derby without interruption. The careful organisation of the renovation requires special cooperation and flexibility on both sides.

Siemens particularly values Derby’s modern building technology, energy efficiency and sustainable solutions. Derby has a high level of environmental certification and Castellum’s sustainability measures have played an important role in Siemens’ decision to extend the contract. The lease includes a Sustainable Use and Management clause, which specifies, among other things, sustainable material standards and usage.

Our new office needs to support collaboration, efficient hybrid work and sustainability goals of the company. Together with Castellum we can create premises that meet these new requirements.  Although the facilities are completely new and meet the demands of the modern work environment, the location remains the same, which is valued by our employees. We trust Castellum’s willingness to keep the Derby Business Park competitive by continuously developing the services”, says Michél Moussa, Head of Siemens Real Estate Nordics & Netherlands.

Cross-border customer work

As an international corporation, Siemens also appreciates Castellum’s strong position in Sweden, where their real estate activities are also managed. Siemens is a key account for Castellum and the aim is to take care of customers across country borders. Siemens is impressed by Castellum’s ability to offer flexible and high-quality solutions to its tenants and the cooperation will continue to be strong in the future.
