A long-term partnership and a well-functioning location led the way – Lindström Group renewed its premises and continued its collaboration with Castellum.
Workplace decisions require a holistic evaluation
As the lease agreement for Lindström Group premises for approximately 400 employees in Rantatie Business Park was nearing its completion, it was time to re-evaluate and think about the future. A significant decision was ahead: whether to continue in the current location, renovate the premises or move to a completely new location.
The decision-making process was led by Theo Slegt, Senior Advisor for Development Projects, from Lindström Group, who was responsible for the assessment of alternatives, market surveys and negotiations with several operators.
”We wanted to look at all options with an open mind. We compared the move and renovation to the new location, discussed with different real estate owners and assessed the impact of the solutions on our operations and personnel,” says Slegt.
A long-term lease brings stability and supports business development
In the end, Lindström decided to sign a ten-year lease agreement with Castellum and, at the same time, renovate its current premises to meet today’s needs. The decision was primarily based on a long-term approach, stability of operations and trust in the partnership.
”It is important for us to build long-term relationships based on genuine partnerships. A long lease agreement provides predictability and supports the development of our business. Castellum was seen as a partner who understands our needs and was ready to develop the premises with us,” Slegt describes.
Location and services are key to everyday functionality
Another key factor in the decision was the location and accessibility of the premises. Good transport connections, sufficient parking facilities and services that make everyday life easier, such as restaurant services, played a significant role.
”The office must serve employees daily life as smoothly as possible. The current location met these needs well, and there were no obvious reasons to be further away,” says Slegt.

The transition is carried out in a controlled manner with employees involved
The renovation of the premises will be carried out systematically and with the personnel in mind. The alteration work will take place during the summer holiday season, when disruptions to everyday work will be minimised. At the same time, Lindström specified his practices for working at the office and prepared to collect feedback after the premises were commissioned.
”Change management emphasised foresight and open communication. We wanted to make sure that the staff could keep up with the change and that the premises would support both collaboration and concentration,” says Slegt.
A smooth process strengthened the partnership
”It is a pleasure to be able to continue our business premises cooperation with our long-term customer and respected operator, Lindström. A clear framework was set for the lease negotiations from the beginning, and the discussion was open and forward-looking, so a common vision was built quickly in the end,” says Katja Rummukainen, Castellum’s Leasing and Account Manager.
Slegt describes the negotiation process with Castellum as realistic and constructive.
”It is clear that both parties have their own interests, but as a whole, the process was smooth and good-spirited. We have been satisfied with our cooperation and can happily recommend Castellum to others as well,” he sums up.
– Rummukainen adds: “Castellum aims to be a long-term landlord that actively engages with its customers, listens to their needs, and continuously develops its properties to flexibly support our customers’ evolving requirements. The high-quality meeting facilities at Rantatie Business Park, together with restaurant and reception services, bring flexibility to our customers’ everyday work – as well as to any kinds of special occasions.”
